Particulars.
THE
Valuable Freehold Property
known as
The Carr Head Estate
IN THE PARISH OF COWLING
in the
West Riding of Yorkshire
extending to a total area of about
1,765 Acres
This important Estate is situate close to the main road from Keighley to Colne, within about six miles and four miles, respectively, adjoining the populous township of Cowling, which contains several important cotton and worsted mills. It is under two miles from Crosshills Town and Kildwick Station, and about six miles from the first rate market town of Skipton.
The Delightfully Situated Family Residence with Beautiful Old Gardens and Park
known as
CARR HEAD
occupies a perfectly private and secluded position, standing well up on an elevated plateau at the Eastern portion of the Estate, whence the land forming the Park gently slopes downwards towards the point where two streams converge. The streams are bordered by beautiful hanging woodlands. The Park is richly timbered with fine old Forest Trees and the House itself is surrounded by most lovely Pleasure Grounds, full of Ornamental Trees and Shrubberies of Rhododendrons, and embracing a very beautiful and romantic glen with cascades, and a stream running -down to the Lumb Beck.
The
House is exceedingly well built in dressed stone, on Two Floors
only, and of a very elegant but simple design of the Georgian character.
It faces South and East overlooking the Park, and is perfectly sheltered
on all other sides by Woodlands and
the rising
ground of the main portion of the Estate. It is, in fact, absolutely
independent of the
remainder of the Estate, and unless a larger area should be
required for a Home Farm, the Property
described as Lot 1 in these Particulars
forms an entirely self-contained and complete Residential Estate,
possessing all the advantages
usually found in a county seat of moderate size, and has formerly for

For the purposes of Sale, the Estate has been divided into 71 convenient Lots, of
which about 36 are Farms of various sizes and smaller Holdings. There are 18 Lots consisting of Accommodation Land easily accessible from good roads in various parts of the Estate, affording an opportunity of increasing the size of some of the existing Holdings, and in many cases these Accommodation Lots are suitable to form independent Small Holdings by the erection of a House, etc. There are also about 17 Acres divided into 12 Lots which are undoubtedly Building Land, ripe for immediate development, having extensive frontages to main roads in and around Cowling.
PEDIGREE POULTRY FARMING
on an important scale is extensively carried on upon the Estate and in the district of Cowling, the climatic conditions and the soil having been proved to be exceptionally favourable to this industry, and a large and increasing trade in Eggs and Poultry is being carried on, not only with the important centres of population within easy reach, such as Bradford, Leeds, etc., but with more distant parts of the country, and the majority of the Farms and Small Holdings on this Estate are particularly well adapted and a large number already used for this purpose in addition to the raising of Stock and Sheep and in many cases of Dairy Produce.
The Property is well served by excellent roads and is amply supplied with water, being traversed for about two miles by the stream known as Lane House Beck, Gill Beck and Lumb Mill Beck through the Southern portion, bordered by a similar stream on the North and intersected by many water courses, tributaries of these main streams, whilst there are numerous springs of excellent water; and, owing to the gentle rise of the Land to Cowling Hill, about the centre of the Estate, practically all the Land is exceptionally well drained. The Farmhouses and Buildings are mostly of stone, substantially built and conveniently placed.
An opportunity has been afforded to the Tenants on the Estate to purchase by Private Treaty, and certain Lots disposed of in this manner are marked " SOLD," and therefore from the date of the publication of these Particulars the Auctioneers are prepared to receive offers for any Lot not so marked by Private Treaty, and
are authorised to sell any Lot privately for which an offer they consider acceptable may be received.
